RULES AND REGULATIONS

Reservations & Rates

  • 1. Site fees are payable up front when the reservation is made.
  • 2. Payment is by credit or debit card only. Checks and/or cash are not accepted.
  • 3. Guests must be 21 years of age to rent a site or cabin.
  • 4. If your RV is older than 15 years from the date of manufacture, the reservation cannot be booked online without a waiver. Please call 361-431-3124 for instructions on submitting a current photograph of the RV. We reserve the right to waive the RV age requirement after viewing the submitted photo.
  • 5. Site rates are: Daily, $55; Weekly, $205; Extended Stay, $480 per month. We reserve the right to change or modify site fees without advance notice.
  • 6. Wifi is free, as is electricity and water for daily and weekly guests. Only extended stay guests (monthly) are charged for electricity. Payments for electricity are due and payable as per the terms of the RV Site Services Agreement. For extended stay guests, a $100 utility deposit is required in advance at the time of booking. Please see the Site Services Agreement for policies involving delinquent payment for electricity, late fees and penalties.
  • 7. A 10% discount is offered to daily and weekly guests for Good Sam Club members, for CampersCard from Harvest Hosts, and TACO’s Texas Saver cards. Active military members and military veterans are also eligible for a 10% discount on daily and weekly rates. Please be prepared to show proof of military service or show club membership cards at check-in.
  • 8. The number of guests allowed per site can be found under Guest Policies, Item #1.

Cancellations & Refunds

  • 1. If a daily stay reservation (less than 7 nights) is cancelled at least three (3) days prior to the date of arrival, a full refund shall be issued via the payment method used when booking the stay. If a daily stay reservation is cancelled with less than three (3) days’ notice, a $10 cancellation fee shall be charged for each day that was booked and the remaining payment shall be refunded.
  • 2. If a weekly stay reservation (7 to 29 days) is cancelled at least fourteen (14) days before the date of arrival, a full refund shall be issued via the payment method used when booking the stay. If a weekly stay reservation is cancelled with less than fourteen (14) days’ notice, a $30 cancellation fee shall be charged for the cancelled weekly reservation, and the remaining payment shall be refunded.
  • 3. A 30-day notice is required in order for extended stay (30 days) guests who cancel a reservation to receive a full refund. If an extended stay reservation is cancelled with less than thirty (30) days’ notice, a $50 cancellation fee shall be charged for the cancelled extended stay reservation, and the remaining payment shall be refunded.
  • 4. If a reservation needs to be modified and the booking dates changed prior to arrival, a $10 modification fee shall be charged. The reservation dates can be altered according to site availability by paying the $10 fee.

Check-in & Check-out Hours

  • 1. Upon arrival, 24-hour online check-in is available at the kiosk located in the reception area of the Office. You will receive all passcodes at the time you check in. If your arrival is after office hours and you need assistance of any kind related to your RV site, please call the number posted at the kiosk.
  • 2. Check-in time: 1:00 PM. Check-out time: 11:00 AM.
  • 3. Late check-out: A $10 late fee will be assessed if checking out after 11:15 AM. If check-out time is after 1:00 PM, a full-day site fee is due unless prior arrangement has been made with and approval is received from the Office.
  • 4. If you would like to extend your stay, the online Firefly reservation system can be utilized to extend the stay. We request that the Office be notified by 10:00 AM of any day that is added. The request to extend a stay is always subject to availability.

Guest Policies

  • 1. The number of persons occupying the recreational vehicle for daily/weekly guests shall not exceed four (4) adults. For each additional adult beyond two adults, a $10 per person fee will be assessed. The number of children below the age of 18 occupying the recreational vehicle without an additional fee will be four (4). Additional children will be charged a $5 fee per child and shall not exceed eight (8) children. A maximum number of daily/weekly guests per site is 10 total. Exceeding the number of guests allowed per site shall result in a penalty of $50.00 per person computed from the effective date of the Site Services Agreement and shall be cause for eviction without warning or refund.   • 2. No more than three (3) pets are permitted per RV site. Waste clean-up is the responsibility of the pet owner. If you have a pet, you must read and sign our Pet Policies.
  • 3. All guests/visitors must register at the office, either online or in person in the Office. Parking/entry permit tags for motor vehicles (cars, trucks) must be displayed on the vehicle in full view at all times.
  • 4. RVs, cars, trucks, motorcycles, or golf carts must be parked in the assigned concrete site only. No parking on the grass or in undesignated parking spaces is allowed. Please check with the office for available overflow parking areas for visitors or extra vehicles.
  • 5. Vehicle owners are responsible for any and all towing fees for improperly parked vehicle removal.
  • 6. Do not give the gate access code or facility access codes to anyone else.
  • 7. No bicycles, tricycles, scooters or rollerblades can be used on the Property after dark. No skateboarding is allowed on the Property.
  • 8. The speed limit for all vehicles on the Property is 10 MPH. Please follow the directional arrows indicating traffic flow.
  • 9. Please drive on designated roads only. Be respectful of the property of your fellow guests and do not walk through a site that is not assigned to you, even if that path is a shortcut.
  • 10. Quiet hours are from 10:00 PM to 7:00 AM. Please be quiet and considerate of your neighbors. Children and teens are required to be at their RV site by 10:00 PM, after which time they may not roam the Property or occupy other facilities unsupervised by an adult. All non-camping visitors of registered guests are required to leave the Property by 10:00 PM.
  • 11. Parents are fully and solely responsible for the behavior and safety of their children.
  • 12. The use of sound systems or audio speakers without headphones or Bluetooth ear pieces outside the RV is not permitted.
  • 13. Loud, obnoxious, disorderly, boisterous, or unlawful conduct or conduct that disturbs or threatens the rights, comfort, or convenience of others in or near the Property will not be tolerated. Foul or abusive language, nudity, explosives or fireworks are not permitted.
  • 14. Public drunkenness or the possession, sale, manufacture, or exchange of illegal drugs or drug paraphernalia on the RV site or anywhere else on the Property is prohibited.
  • 15. Violence or the threat of violence will not be tolerated. No person on the Property shall behave in any manner which jeopardizes the safety and health of self or others. Such threatening behavior, including abusive and profane language, shall constitute grounds for immediate expulsion from the Property without warning or refund. Causing damage to the Resort property or to another person’s property, failing to follow rules, failing to follow directions given by the Property staff, or any other conduct that is not the type of behavior expected at a family resort shall result in immediate expulsion from the Property without warning or refund.
  • 16. Guests are responsible for all damage or destruction of property, and any injury to persons, caused by the guest or his or her family, visitor or pets. We reserve the right to charge guests accordingly for any damage they cause to the grounds and/or Resort facilities, including but not limited to broken waterlines, damaged/missing sewer connections, internet cable, buildings, fences, equipment, security gates, landscaping, and excessive debris (bottle caps, zip ties, cigarette butts, etc.).
  • 17. No display, discharge or possession of a gun, knife or other weapon in any way that may alarm or threaten others is allowed.
  • 18. Concealed carry of handguns is allowed on the Property, but registered guests must read and sign the Notice for Openly Carried Handguns.
  • 19. The space you are occupying is maintained to be neat and clean. We request you keep it that way and return the RV site upon termination or expiration of the Site Rental Agreement in the same condition as provided. It is the guest’s responsibility to keep all cords, cables, and hoses coiled and out of the way of mowers and weed eaters. Do not make any changes to the RV site without the prior written consent of Lake Dewberry RV Resort.
  • 20. Keep the RV site clean and litter free, including cigarette butts. Please use the designated trash containers located on the Property to discard accumulated trash on a daily basis. All trash must be sealed in a trash bag before being discarded in the trash dumpsters.
  • 21. Do not leave bagged trash sitting outside the RV. It is not our aim to attract animals. Please deposit bagged trash in the dumpster containers.
  • 22. For the safety of our guests, the outdoor use of glass containers or glass bottles is allowed only at your RV site.
  • 23. No alcohol is permitted on the Property outside the RV site area. Under no circumstances will minors, as determined by state and local law, be served or allowed to consume alcoholic beverages on the Property.
  • 24. Only the use of gas and/or charcoal is allowed in grills. Open fires are not allowed. All fires must be fully extinguished by 10:00 PM.
  • 25. The cutting or planting of trees or plants on the Property is prohibited.
  • 26. Outdoor clotheslines are prohibited.
  • 27. No washing of campers or vehicles by daily/weekly guests is allowed on the Property.
  • 28. The storage of hazardous materials on the RV site or anywhere on the Property is prohibited.
  • 29. The use of generators is prohibited except in the case of electrical outage.
  • 30. The operation of a business on the RV site or elsewhere on the Property is prohibited.
  • 31. No major vehicle repairs to RVs or motor vehicles will be permitted on the Property, including oil changes.
  • 32. The operation of outside motorized recreational equipment such as ATVs, UTVs, go-karts, mini-bikes or private watercraft is prohibited on the Property. Electric golf carts are allowed, but only licensed drivers age 18 and over may operate golf carts on the Property.
  • 33. Dumping gray water on the Property is prohibited. Each site has a sewer hookup. A sewer hose “donut” or watertight collar on all connections is required.
  • 34. It is our aim to practice water conservation year-round. Please do not be wasteful in your use of water by letting it run unnecessarily.
  • 35. The Resort reserves the right to waive any requirement or policy on a case-by-case basis.

Facilities & Amenities Policies

  • 1. No swimming is allowed in the fishing lake.
  • 2. Use of the fishing lake and the swim lake is reserved for registered guests and registered visitors only. The swim lake is open for swimming only during daylight hours. The swim lake is closed for swimming seasonally and subject to closure during bad weather or at any other time based upon the decision of the Resort.
  • 3. Lake Dewberry RV Resort reserves the right to refuse admittance into the swim lake area based on conditions necessary for the health, welfare or safety of our guests.
  • 4. Children under the age of 14 are allowed to swim only under the supervision of an adult.
  • 5. Non-swimmers and less proficient swimmers must wear a life jacket in the swim lake (life jackets not provided).
  • 6. Anyone in the swim lake is advised to swim with a buddy for increased safety. There is no life guard on duty, so guests swim at their own risk.
  • 7. Required swimming attire for all guests is a swim shirt and swim shorts which may be worn over swimsuits. Diapers or pull-ups designed for water use are required for little ones who need such items.
  • 8. Use of the Fitness Room is restricted to registered guests who are 16 years of age and older.
  • 9. Shirts, closed toe shoes, and pants or shorts must be worn when using the Fitness Room.
  • 10. It is requested that users of the weight bench place a towel over the bench before use.
  • 11. Headphones or Bluetooth earpieces must be worn when listening to personal music or entertainment devices in the Fitness Room.
  • 12. Use of the fitness equipment is limited to 20 minutes when there are other guests waiting.
  • 13. Sleeping at any time in any building or facility is not permitted for guests or their visitors.
  • 14. No smoking or vaping is permitted inside any building or facility, in any common area, or in any outdoor amenity area.
  • 15. Please help us keep our restrooms, showers, and laundry neat and clean. We ask that you report any problems to the Office immediately.
  • 16. Guests are encouraged to use the free laundry facilities for their own laundry, but doing laundry for anyone who is not a current guest is prohibited.
  • 17. The use of powdered laundry detergent is not allowed. Liquid detergents or individual detergent pods which are intended for HE (high efficiency) washing machines are recommended.
  • 18. No pet bedding or other pet items such as towels, blankets, etc., are allowed inside the Laundry Facility. Pet items cannot be cleaned in washing machines or be placed in dryers.
  • 19. The Clubhouse is a common area for everyone’s use with hours from 9:00 AM to 10:00 PM unless previously reserved. Use of the kitchen requires clean-up of the kitchen. No food is allowed to sit out on the counters unattended. Please contact the Office about reserving the space for any special events.
  • 20. The Resort’s location cannot serve as a permanent address for any guest. The Office will not receive or handle guest’s mail from the U.S. Postal Service. Packages (FedEx/UPS) can be delivered to a guest but must be addressed to:

You are being provided services under a Site Services Agreement. You are NOT under a landlord / tenant arrangement. THEFT OF SERVICES APPLIES.

LAKE DEWBERRY RV RESORT, INC., ITS OWNERS, EMPLOYEES AND/OR AFFILIATES ARE NOT RESPONSIBLE FOR DAMAGES TO YOUR PROPERTY DURING YOUR STAY. ALL GUESTS ARE RESPONSIBLE FOR ANY AND ALL INJURIES OR ACCIDENTS IN WHICH THEY ARE INVOLVED.

FAILURE TO COMPLY WITH ALL RULES WILL RESULT IN THE TERMINATION OF THE SITE SERVICES AGREEMENT AND REQUIRE YOU TO VACATE THE PROPERTY IMMEDIATELY WITHOUT WARNING OR REFUND.

By accepting this reservation, the guest hereby waives, releases and discharges and covenants not to sue Lake Dewberry RV Resort, Inc. or its affiliates, subsidiaries, directors, managers, employees, agents, successors or assigns for all claims and liability for personal injury, accidents, property damage, or any other claim arising out of or in connection with the guest's use of the Resort, Equipment, or Property. Further, the guest agrees to defend, indemnify and hold harmless the Resort from all losses, claims, expenses and demands, including attorneys' fees, that the Resort may incur arising out of or in connection with the guest's use of the Resort, Equipment, or Property. Guests further agree to be responsible and liable for the actions and safety of every person in their group. Lake Dewberry RV Resort, Inc. reserves the right to remove any occupant or guest who is subject to a lifetime registration requirement under a State sexual offender registration program.
